What to confirm before you buy, pour a slab, or build. Work through both parts. Planning approval through council, and the category of building work, are two separate checks.

Part 1. Planning approval (council)

Whether you can build on this site, and under what conditions.

✓
Confirm your property's zoning and what it allowsYour council can confirm the zone and any siting conditions for a shed.
✓
Check whether any overlays apply to your siteBushfire, landslip, coastal inundation, coastal erosion, flood-prone, and heritage overlays can each change what is required.
✓
Confirm boundary setbacks for your zoneHow far the structure must sit from each boundary.
✓
Check easements and site coverageEasements can restrict where you build. Site coverage limits how much of the block can be covered.
GURU TIP

There is no link between planning approval and the category of building work. Needing one does not automatically mean you need the other. Treat them as two separate checks.

Part 2. Building approval (category of work)

How the structure must be approved and built.

✓
Work out the likely category of your workTasmanian building work is grouped into categories from low risk through to permit work. The category sets the approval path.
✓
Confirm the structure is engineer-designedAsk your supplier for the engineer's design documentation for the structure and its components.
✓
Check whether council must be notified on completionSome work requires the council to be notified once finished, with the relevant form lodged.
✓
Factor in your site conditionsSlope, soil, cut and fill, and access can all affect the build and which requirements apply.

This checklist summarises general requirements drawn from the Building Act 2016 (Tas), the Director's Determination on Categories of Building and Demolition Work, and the National Construction Code. It is a starting point, not formal advice, and does not cover every situation. Requirements depend on your site, your structure, and your council. Always confirm your circumstances with your local council, a building surveyor, and your builder.
